Large Extension for Grade II* Listed Farmhouse

When Hibbs & Walsh took on the large extension and refurbishment of this Grade II* listed farmhouse, Planning and Listed Building consent had already been obtained by KPT Architects. We worked closely with Historic England to agree the finer details and discharge the numerous Listed Building conditions.

The massive extension to the original house accommodates a new modern kitchen and family area, with a master bedroom and en-suite with a secluded Elizabethan-style timber balcony.

A new chimney was added to the extension to match the existing chimney, as shown in the view across the old moat. The fire opening in the kitchen will house an Aga, while the upstairs bedroom has a working fireplace. The rooms on both floors feature oak beams and posts.

On the ground floor we incorporated the original back door opening successfully into the new scheme, with an oak staircase and galleried landing to create a harmonious link between the old and new.

Upstairs we were able to retain one of the two original rear wall windows, while the other was opened up to provide access between the old and new with minimal historic fabric being lost. The bedroom suite includes a new bathroom with shower.

Note: the scheme included repairs and upgrades to the original building; these photos were taken before the house was repainted.
